Hosting in Omaha: event weekends, lodging taxes and the beds between stays

Omaha's busiest guest weekends are on public calendars: CHI Health Center events and Creighton games through the 2026 holidays, Berkshire Hathaway's first weekend in May, and the College World Series from June 17 to 28, 2027. This is DOR's Example 2, a city with a 5.5% occupation tax and a 1.5% city sales tax in a county with a 4% lodging tax, which are Omaha's and Douglas County's rates. Airbnb's help article 2625 says it collects Omaha's 5.5% guest tax on stays of 29 nights or fewer; on a direct booking, GIL 1-19-1 leaves the collecting to you. The lodging tax guide adds Omaha's city rules, the City Clerk's number and Gretna, Papillion and Bellevue rates.

Which neighborhoods do we often serve for hosts?

Many of our Omaha-area customers live in these neighborhoods. We name them as places we often work, not as short-term rental hot spots: we don't know how many rentals any of them has, and several have homeowners associations with their own covenants.

The Ridges
West Omaha, the square mile between Pacific Street, West Center Road, 180th and 192nd; 784 lots in 13 subdivisions, with Shadow Ridge Country Club alongside.
The Sanctuary
Elkhorn, a 94-lot Lanoha development on 229th Street off Highway 275, beside the Elkhorn River.
Linden Estates
West Omaha around 144th and Dodge, roughly 120 homes, with a separately managed Second Addition.
Tiburon
Sarpy County, per the recorded Tiburon Estates declaration, around Tiburon Golf Club at 10302 S 168th St (an Omaha 68136 mailing address).
Eagle Run

Which host guides can you read?

What does a host visit cost, and what does it include?

For a host, the bill starts at $249 for the first mattress, then $199 for each additional full, queen or king and $149 for each additional kids bed. Guest-left normal stains, pet odor and ordinary urine accidents carry no extra charge; only severe or biohazard cases add a surcharge, and you hear that figure before we begin.

We come Monday to Friday between 9am and 6pm. The technician fills in an inspection form first (material, special care notes, urine or odor observations), works in gloves and shoe booties with equipment disinfected between jobs, and runs our two checks: a moisture check after the job and the dust mite (bed mite) sensor on our UV-C vacuum. A 72-hour bedroom CO₂ test is a separate optional service, booked on its own or added to a visit and priced by quote; it isn't a medical test. Read your mattress's care label and warranty terms before you book.

What don't we know yet?

  • Whether Omaha has adopted a short-term rental registration ordinance: we found none on the city's pages on October 3, 2026, and the City Clerk at 1819 Farnam St, (402) 444-5550, can say.
  • Berkshire Hathaway's 2027 meeting date, which Berkshire hadn't posted when we checked.
  • Which of the areas above sit inside Omaha's city limits for the 5.5% occupation tax, since a mailing address doesn't settle it.
  • Any of these associations' rental rules, which we haven't read.
